Defence Housing Authority Islamabad is selling commercial plots in DHA 2 to Overseas Pakistanis and local resident Pakistanis. CDA will sell these commercial plots in DHA 2 through an open auction on June 12 and June 13, 2023. Deadline for application to participate in the auction is June 9 2023. DHA will carry out proceedings of the open auction for commercial plots in DHA 2 at the Jacaranda Family Club, Banquet Hall located in Sector E.

DHA 2 Islamabad is located in between G.T. road and Islamabad Expressway just before the two roads join at T-Chowk before Rawat sub-urban area. All the commercial plots are in DHA 2, near Gate 2 with direct access from G.T. road. This opens the market to these plots both from within DHA 2 and from housing societies located on G.T. road including DHA Serene City, Zaraj Housing Scheme, AGOCHS 2, Bahria Town Phase 7, and Bahria Town Phase 6 and other smaller housing societies scattered across the vicinity.

What type of DHA 2 commercial plots are included in the open auction?

DHA Islamabad is offering one 14 Kanal plot for hospital and two 10 Kanal plot for mixed-use commercial developments. All the three plots share boundaries with each other thus making it a mini commercial activity center. The hospital plot faces the residential area of DHA 2 and the mixed-use commercial plots face G.T. road.

What is the payment plan and applicable discounts for the DHA 2 Islamabad open auction of mixed-use commercial and hospital plots?

Total payment for each of the mixed-use commercial and hospital plots in DHA 2 Islamabad must be made over 1.5 years. Instalments for the DHA 2 plots must be made on a quarterly basis.  A discount of 10% is available on lumpsum payment.

What is the commercial potential of the DHA 2 hospital plot?

There are no major general hospitals in DHA 2 Islamabad. There are only three general hospitals of varying capacity around DHA 2 that include Fauji Foundation Hospital, Riphah International Hospital, and Uhealth International Hospital. Only Fauji Foundation Hospital offers the most extensive clinical and surgical facilities out of the three hospitals. Al-Shifa Eye Hospital is nearby Fauji Foundation Hospital but is limited to eye related medical and surgery services.

This 14 Kanal hospital plot in DHA 2 offers a total buildable area of 220,500 square feet – sufficient to build a state-of-the-art general hospital with clinical, surgical, and laboratory testing facilities. What is the commercial potential of the DHA 2 mixed-use commercial plots?

Each of these 10 Kanal plots offers a total buildable area of 253,360.8 square feet and 252,739.2 square feet respectively. These sizes are larger than many of the nearby commercial plots for mixed-use high-rise buildings and therefore offer room for creative use. Proximity to already developed and large scale mixed-use commercial projects means that the developers of these 10 Kanal plots will have to offer a unique product to maximize return on investment.

These 10 Kanal each mixed-use commercial plots in DHA 2 have stiff competition with other nearby mixed-use vertical developments. Only one street across are the inhabited high-rise apartment buildings including Lignum Tower, Giga Downtown Residency, Defence Residency, and Defence Executive Apartments.

In the same cluster are near completion high-rise apartment buildings of Defence Tower 1, 2, and 3.

An under-construction high-rise apartment building complex of ‘Gold Crest Highlife’ is also located in the same neighborhood. A large sized lot for ‘Aurum One’ mixed-use high-rise building plot is located parallel to the on-auction plots. A cluster of mixed-use commercial smaller plots both inside DHA 2 and on G.T. road also lie in the vicinity catering to small size retail, office, and apartment needs.

Giga Mall, also known as World Trade Centre, and the near completion D Mall with an aquatic park, are about one Kilometer away inside DHA 2 and are designed to cater to high-end retail brands and offices.

CDA is also holding an open auction of commercial plots, Agro Farms, petrol pump plots, Class 3 shopping centers, and marquee plots on May  29-31 at Jinnah Convention Centre Islamabad.

What are the participation terms and conditions for the DHA 2 Islamabad open auction of commercial and hospital plots?

Both Overseas Pakistanis and local resident Pakistanis are eligible to participate in the open auction of DHA 2 Islamabad mixed use commercial and hospital plots.

Companies and societies registered in Pakistan are also eligible to participate in the open auction of DHA 2 Islamabad plots.

Both individuals and companies can nominate a third party to participate in the auction through a Special Power of Attorney.

Participants must deposit a bank draft or pay order of PKR.30 million in favor of ‘Defence Housing Authority Islamabad’ as registration fee. This sum is refundable in case of an unsuccessful bid. Documents required are a duly filled registration form, an undertaking, and a bank draft or pay order of PKR.30 million. In the case of a third person appointee, a Special Power of Attorney is additionally required. All documents, in hard copy, must be deposited within business hours at the Marketing Directorate, DHA Head Office, DHA 1, Islamabad.
